1971年、ロジャー（ロン・リヴィングストン）とキャロリン（リリ・テイラー）、5人の娘達がロードアイランド州の静かな湖畔に建つ古い農家の家に引っ越してきた。その夜から一家には異変が起こり始める。家中の時計が毎日午前3時7分を指したまま止まり、地下室への扉が自然に開き、壁に掛けていた写真が一度に落下。キャロリンの体にはいくつものアザが現れ、娘の一人が夢中歩行を始める。やがてロジャーが留守にしていた晩に起きた恐ろしい出来事が起き、ついにキャロリンは、超常現象研究の第一人者エド・ウォーレン（パトリック・ウィルソン）と、霊能者のロレーヌ・ウォーレン（ヴェラ・ファーミガ）の夫妻に、家を調査してもらうよう依頼するのだが…。
